Hamburg
Hamburg is the second largest city in Germany and also the eighth biggest city amongst European League nations. The city is found in northern part of the country where rainfall is abundant and lots of fresh rivers available. Trees are also abundant due to favorable conditions such as convenient latitude, convenient elevation and enough rain. Unlike other European cities Hamburg rarely snows. At most, the region can snow twice in a whole year. Such factors increase the value of land and real estate owners can buy tracks and sell them to people who are always moving away form Berlin in search of cheap land and affordable rents further north.
History
To add on, Hamburg has a rich history which can be traced right back to the 1100’s.This place developed as a port for traders along both the Baltic and North Sea. Even today, the region is highly advanced when it comes to businesses. Tourists prefer the region as their favorite destination due to the warm climate, and interesting landscapes. It is estimated that about 7 million tourists visited the region in 2007 alone. As a property investor out to make profit; buy cheap land or buildings around the city then construct hotels. Moreover, buildings can be renovated to any architectural design that will not only appeal to customers but also increase the property’s worth.
Property investment trends
There are about 120,000 enterprises in the city servicing more than the 4 million city dwellers. Some of these businesses are world renowned commerce giants such as Aurubia and Airbus. Moreover, Germany is the most powerful economic state in Europe due to activities that take place in cities like Hamburg. Property developers should invest in building rental offices in this region for the many firms that are attracted to this commercial hub. Since the economy is stable, there is very little risk of currency fluctuations that can bring down the cost of buildings.
Commercial activities
To add on, Hamburg is third in size when it comes to commercial ports in Europe; the amount of goods docking at the harbor on a daily basis count more than a thousand. Due to such bulk arrivals, there is much competition for storage space of goods as they await clearing and forwarding. Merchants who own the few existing storage facilities hike their prices to maximize profits but in so doing, they lock out merchants who can’t afford. As a serious property developer, you can build a few storage facilities around the region to cater for the distressed merchants.
